# 1. Booking Length and Guest Restrictions
- Booking Length: A minimimum booking of 4 nights is required for each booking.
- Age Restriction: The primary booking guest and the majority of accompanying guests must be at least 26 years old, except for children or infants travelling with an approved adult. The booking guest is required to provide a copy of their driver’s licence or passport to confirm the booking. Other guests may also be asked to provide the same identification.
'- The property sleeps a maximum of 11 guests (including two people in queen and king bed configurations).
# 2. Payments and Cancellations
- Non-Refundable Payments: All payments made are final and non-refundable in the event of a cancellation. We strongly advise obtaining travel insurance to cover any potential cancellation costs.
- Changes to Guest Numbers or Booking Duration: Reducing the number of guests after payment will not result in a refund.
If you reduce the number of nights after booking, a refund may be considered if the property is rebooked for those nights. Any modifications or cancellations may incur an administration fee.
- Rebooking Policy: Should we successfully rebook the property for your cancelled dates, a refund, minus administration fees, commissions, and other costs, may be provided.
- Refund Eligibility: If eligible, refunds will be processed via internet transfer to an Australian bank account or through PayPal to your credit card.
# 3. Security Deposit
- A security deposit is required before your arrival. This will be refunded within 7 working days of departure, assuming the property is left in the same condition as upon your arrival. Refunds will be issued via bank transfer or PayPal upon receipt of your bank details.
- Liability for Damages: You are responsible for any damage, loss, or additional expenses incurred during your stay. These costs will be deducted from your security deposit, including but not limited to, repairs, excessive cleaning, and/or undeclared extra occupants.
# 4. Check-In and Check-Out Times
- Check-In: 3:00 PM
- Check-Out: 10:00 AM
Please adhere to these times to ensure smooth transitions between guests. Failure to check out on time may result in additional fees.
# 5. Unavailability & Best Fit Policy
- Property Unavailability: If the property becomes unavailable due to unforeseen events (e.g., fire, storm, damage), we will inform you immediately and attempt to secure alternative accommodation. If no alternative is found, we will refund any unused nights.
# 6. Parties, Events & Noise Restrictions
- Prohibited Activities: Parties, loud noise, and events are strictly prohibited. This property is located in a quiet residential area ideal for relaxation. Quiet hours are from 10 PM to 6 AM daily.
- Unauthorised Guests and Events: Any unapproved guests, visitors, or events will be considered a breach of our terms and may result in immediate booking cancellation and eviction. A minimum fee of $140 per unauthorised guest per night will apply. The property is monitored by video surveillance at the front and garage entrance.
# 7. Pets
- Pet Policy: Up to two pets are allowed with prior approval, subject to an additional fee of $200. Pets are strictly prohibited from being on any furniture, both indoor and outdoor. Any violation will result in extra cleaning charges and penalties.
# 8. Smoking and Vaping
- Smoking Restrictions: Smoking or vaping is strictly prohibited inside the house or near open windows and doors. Cigarette butts must be disposed of properly in an ashtray and placed in the outside bins. Any violation of this rule will result in penalties, including additional cleaning fees and potential relocation costs for incoming guests due to smoke damage.
# 9. Your Responsibilities
- Care of the Property: You are accountable for any damage, breakages, theft, or loss of property during your stay. Immediate notification of any issues is required, and the cost of repairs or replacements may be recovered from you.
- Occupancy Limits: The property is only to be occupied by the guests listed and approved in the booking. Unauthorised occupants will incur additional charges or termination of the booking without refund. Unauthorised guests will be charged at double the extra person rate.
- Departure Requirements: Before departing, please remove all food from the fridge, place all rubbish in the appropriate bins, and ensure all dishes are cleaned and put away. The property should be left in a clean and tidy condition. Additional cleaning fees may apply if the property is not left in a satisfactory state.
# 10. Problems or Complaints
- Reporting Issues: Please report any problems or complaints to Management as soon as possible to allow for prompt resolution. You must permit access to the property for repairs or services during reasonable hours.
- Unresolved Complaints: If a complaint cannot be resolved during your stay, it must be submitted in writing to Management before you depart the property. Failure to do so may affect your ability to make any claims later on.
- Travel Insurance: We strongly recommend purchasing travel insurance, as Management is not liable for any injuries, illnesses, or accidents that occur during your stay.
# 11. Penalties and Enforcement
- Non-Compliance: Failure to adhere to these rules may result in immediate booking cancellation, eviction, and penalty fees.
- Penalties may include charges for unauthorised guests, damage, smoking, or pets on furniture, among other violations. Guests will be liable for any additional costs incurred due to non-compliance. If any damage is caused or if there is evidence of unauthorised guests, parties, smoking inside, or pets on furniture, a penalty of $250 will be immediately charged. Additionally, guests will be responsible for the cost of repairs, extra cleaning, and any expenses incurred to relocate incoming guests due to the violation.
- A minimum fee of $150 will be charged for lockouts, unapproved late checkouts, or failure to leave keys/garage remote in the designated place.

OTHER IMPORTANT THINGS TO NOTE:
Motion-sensored security cameras operate at property entrances.
Bedroom 5 and bathroom 3 are not automatically available for groups of six or less adult guests (please read Guest Access for more information).
The 4 bedrooms, kitchen, office and living spaces (including deck) are on one level and do not require stairs. However, to access the pool or separate studio guests must either climb stairs (inside the property) or access via separate external gates/garage, walking down a short but steep hill.
It's not only guests that enjoy Brisbane's sub tropical climate, bugs, possums and birds do too. The house is not fully screened and at certain times of the year these critters may want to join you on the deck or inside. To minimise the issue please avoid leaving food scraps around, either on the deck or in rooms, and close the bi-fold doors when sleeping.
